  1. Who this is for sets the role and forbids crediting anyone but you. AI defaults to generic; this pins it to your brand.
  2. Brand rules give exact colors, the logo-height type rule, and required advertising elements, so the AI never has to guess and you never have to fix fonts and colors afterward.
  3. Fair housing is stated as a rule and, if your notes contain flagged words, the AI is told which ones to leave out. Rules beat hoping.
  4. The property is facts only, and the AI is told to leave [VERIFY] placeholders rather than invent. This is the single biggest protection against a made-up square footage in print.
  5. What I need describes the finished piece precisely: length, structure, format, and what to return. Vague asks get vague results.
